Frame Inspection..

22.04.2010

Engaged an independent building surveyor to inspect the Frame (and Slab)..
We were asked to come on 22/April
(I was told the frame would be finished by that time).

We reached on time on the 22/April..
The trades people are still working on Frame Trusses..
The scaffolding people are working on the site too..

Met the Site Supervisor and Construction Manager for the first time..

One big SHOCKER !!

The front porch slab has been built too short and out of square, and will need to be extended.
How can they do such goof-ups??

The builder says it is the responsibility of the contractor to measure the slab (
WTF)

Anyways lets see how do they fix the issues
Hoping it can be rectified and they will get this fixed.

The frame inspection done, and the report submitted to the Construction Manager and Site Supervisor.
They will review and provide their response next week.

This is how it looks..

as on 17/04/2010 :)

Saturday.. and they are working on the Frame..
(and a concreter working on fixing some of the slab issues too )





The frame inspection scheduled for 22/04

Watch out for the Picture Fest after the inspection :)

We have a slab.. and it is not good :(

For those who follow homeone forums may have noticed my post re the slab.

There are issues..
Which I am told that the builder is aware of..
and is fixing some now, and some will be fixed at a later stage..

The frame has started..

The journey begins..

Have been thinking to share our experiences and finally I am here to put some words down..

Don't get shocked !
We live in Sydney.
Want to move to Melbourne.

Doing it step by step.

We purchased a nice flat block of land in Burnside Heights (very close to Caroline Springs Town Centre) in 2007






Started looking at builders in 2008

Coming from a country where houses are made of brick/ concrete (no wooden frames) - it was a bit hard to accept that a house made of wooden frame would be strong enough and value for all the money we are going to spend :)

We considered NBG, DFH, but as soon as we heard about Steel Frames, JGKing it was.
(YES - Just because of the strong Steel Frame ;)

In Dec 2008 - We decided to go with JGK.
Paid deposit in January 2009
After some dramas and confusion over the price, we took the deposit back.

Enter Builder No. 2 : Henley it was and we loved the Monterey 383

At the tender stage we were told that due to some uneven frontage of block of land, and the setback requirements, and the length of the Monterey - we would be left with just 3M backyard.

3M backyard... Naaaa !!

We picked up Palladian - a double storey from Henley.

Perfect for our block. A wide house, that is not very deep.

But some how something was missing dealing with Henley staff. We were not feeling comfortable. Did not like the Tender presenter giving us ultimatum like "sign it or leave it"

We decided to leave it :)

What next.

Enter Builder No. 3 : Carlisle Homes :)

Spoke to Sales Consultant over phone.
Had a cousin (who lives in Melbourne) visit the Display Home; take pictures from all the angles :)
Paid the deposit without even seeing the Sales Consultant, without even seeing the Display House :)

Bordeaux 40 from Carlisle Homes - Thats our house; that will be our home !
